Atlanta · Cash offer

A cash offer and a listing price, side by side.

Most agents only show you one of these. I will work out both, including what you actually net after fees, repairs and the months on market, and you pick the one that fits.

  • No repairs, no showings, and a closing date you choose
  • The listing number too, so you can see what speed costs you
  • A straight answer on which one wins for your house

No obligation to take either one.

Honest comparison

Cash offer or list it?

Neither one wins every time. Here is how they actually differ, so you can tell which fits your situation before we even talk.

Take the cash offer when

  • You need a specific closing date, or you need out fast
  • The house needs work you do not want to pay for or manage
  • It is empty and carrying costs are stacking up
  • Showings are not realistic: tenants, health, distance, probate

List it when

  • The house shows well or needs only small fixes
  • You have time to wait for the right buyer
  • Your area has more buyers than listings right now
  • Netting the most money matters more than the timeline

No games

What I will not do.

I will not quote you a high number to win the appointment and then grind it down after an inspection. If the cash offer is well below what listing would net you, I will say so plainly, even though the listing is more work for me.

Want the listing number too?

Send the address and I will put both figures in front of you, with the comps I used and what each one nets after costs.
